Average rents in Prague 2026

Prague's rental market remains tight. The average monthly rent for a 2+kk apartment (one bedroom plus kitchenette) reached CZK 22,000 at the start of 2026. In the centre — Prague 1 and Prague 2 — rents start from CZK 28,000 for a 2+kk, studios from CZK 18,000. In outer districts — Prague 9, 14, 15 — prices are significantly more affordable: 2+kk from CZK 15,000, studios from CZK 11,000.

Security deposit (Kauce): what the law says

The landlord can require a security deposit (kauce/jistota) of up to three times the monthly rent. After the tenancy ends, they must return the deposit within one month, minus any legitimate claims (rent arrears, damage to the apartment). The landlord must justify any deductions.

Lease agreement (Nájemní smlouva): what to check

The lease should always be in writing. Key points:

  • **Rent amount and service charges** — clearly separated. Energy prepayments should be reconciled annually.
  • **Duration** — fixed-term or indefinite. Fixed-term leases automatically renew if neither party terminates.
  • **Notice period (výpovědní lhůta)** — legally set at 3 months. The contract may specify a longer but never a shorter period.
  • **Pet rules** — if you have a pet, make sure the lease doesn't prohibit it.
  • **Subletting consent** — if you plan to rent via Airbnb, you need the owner's explicit written consent.
  • Tenant rights and obligations

    As a tenant, you have the right to peaceful enjoyment of the apartment, to have defects repaired, and to have the landlord enter only by prior agreement. You're obliged to pay rent on time, maintain the apartment in good condition and report defects.

    Important: routine maintenance (light bulbs, seals, filters) is the tenant's responsibility. Major repairs (heating, plumbing, windows) are the landlord's.
