Frequently asked questions about apartment management
How much does apartment management cost?
Terms are always tailored — they depend on the apartment, the scope of services and whether it is currently rented. You'll get a firm quote at a no-obligation consultation. No hidden fees — everything agreed in writing up front.
I don't live in Prague or Czechia. Can everything be handled remotely?
Yes — owners abroad benefit the most. Under power of attorney we handle everything on site, reports arrive online, and we communicate in Czech, English, Russian and Ukrainian.
What if the tenant stops paying?
We act immediately: reminders, direct communication, drawing on the deposit and, as a last resort, preparing termination and legal steps. Every decision is made together with you.
Who pays for repairs?
Minor repairs up to the limit set by the lease and the law are typically the tenant's; larger work is the owner's. Anything above the agreed limit is approved with you in advance and documented with an invoice and photos.
How often do you inspect the apartment?
We agree the frequency — usually once every few months and always at tenant changeover. After each inspection you receive a photo report and a brief summary.
Can I choose just part of the service?
Yes. Some owners want the full service, others just the finances or the maintenance. The scope is whatever we agree — and you can adjust it any time.
The apartment is already rented. Will you take it over with the tenant?
Yes, we take over mid-lease — including the current contract, deposit and tenant communication. The tenant barely notices the transition.
How fast will you find a new tenant?
It depends on the apartment, location and price. Our Prague rental experience lets us price realistically and launch listings immediately, so the apartment doesn't sit empty longer than necessary.
How do I end the agreement?
It's straightforward — the termination terms are set out clearly in the management agreement. We hand over complete documentation, keys and the history of payments and reports.
